Because they are pre-sales!What is a Pre-Sale?A pre-sale is when a Developer sells a Buyer a property before that property is built or completed. The Buyer purchasing the pre-sales is buying the right to a completed property that will be built in future. In the UK and elsewhere Pre-Sales are referred to as Off Plan Investments.Why do people buy Pre-Sales?Pre-sales are popular with investors and other Buyers because it allows these Buyers to have the benefit of increasing prices without having to pay a mortgage, property taxes, maintenance fees, or deal with troublesome tenants. Pre-Sales also allow owner occupiers the ability to customize the property they buy.Are Pre-Sales Safe?In the Province of British Columbia, Pre-Sales are regulated by the Real Estate Development Marketing Act and are generally safe when you are buying from a reputable Developer. If you have concerns or questions about the Developer, contact the Home Owner Protection Office.3 Important Facts about Pre-Sales 1. The Purchaser of a Pre-Sale has the right to walk away from the contract to purchase the property for any reason for 7 days after there is an accepted offer. If you can’t get financing, if your mother says its a bad idea, if you have a nightmare about Real Estate – YOU CAN KILL THE DEAL FOR ANY REASON! 2. All deposits paid by the Buyer of a Pre-Sale are held in a lawyers trust account. This money stays in the account until the building is either built or the Developer fails to meet the time deadline to have the building built. The Developer cannot use this money and does not have access to this money until the building is complete. If the Developer goes under, the money in the trust account is not part of the bankruptcy and has to be returned to the Buyer. 3

In his weekly address, President Obama applauded the House for passing financial reform legislation and called on the Senate to continue working toward meaningful reform that stands up for consumers, sets clear rules of the road for businesses and investors and restores a sense of responsibility and accountability to both Wall Street and Washington.Transcript:Over the past two years, more than seven million Americans have lost their jobs, and factories and businesses across our country have been shuttered. In one way or another, we’ve all been touched by the worst economic downturn since the Great Depression.The difficult steps we’ve taken since January have helped to break our fall, and begin to get us back on our feet. Our economy is growing again. The flood of job loss we saw at the beginning of this year slowed to a relative trickle last month. These are good signs for the future, but little comfort to all of our neighbors who remain out of a job. And my solemn commitment is to work every day, in every way I can, to push this recovery forward and build a new foundation for our lasting growth and prosperity.That’s why I announced some additional steps this week to spur private sector hiring. We’ll give an added boost to small businesses across our nation through additional tax cuts and access to lending they desperately need to grow. A skûtsje (pronounced 'skootshuh') is a Frisian sailing boat of the type tjalk, originally an ordinary cargo boat, but today a prized ship and one of the icons of Frisia. Skûtsjes were built from the 18th century until about 1930 and are 12 to 20 m long and on average 3.5 m wide, with a maximum of 4 m (based on the standard dimensions of Frisian bridges and sluices).In the 1920s and 1930s many skûtsjes got engines fitted and after World War II the sails were even often removed. Nevertheless other, much larger, powered boats took over water transportation in the area and many skûtsjes were rebuilt into houseboats or luxurious sailing yachts. Over time more and more were restored in their original state.There is a yearly racing event in Friesland called Skûtsjesilen. Such races were already held in the early 19th century, but since 1945 they are regulated through a committee, SKS. In these races, each Skûtsje represents a city or village. In 1981 another organisation, IFKS, also started organising races.The Skûtsjemuseum in Eernewoude started building a new Skûtsje, out of wood at the old way, that is expected to be ready in 2008.An annually held Skutsje sailing cup is named after folk hero Pier Gerlofs Donia’s nickname Grutte Pier.
